The property price information presented on this website originates from the official Residential Property Price Register (PPR), which is produced and maintained by the Property Services Regulatory Authority (PSRA) under the Property Services (Regulation) Act 2011. The data is derived from information filed with the Irish Revenue Commissioners for stamp duty purposes.

This information is provided on an "as is" basis, reflecting the data published by the PSRA. While we strive to present the information accurately, we make no representations or warranties of any kind, express or implied, about the absolute completeness, accuracy, reliability, suitability, availability, or timeliness of the data presented. Specific Limitations of the Source Property Price Register (PPR) Data

Users must be aware of the following specific limitations and characteristics of the PPR data as highlighted by the PSRA:

  • Not a Property Price Index: The Register lists individual transaction prices and is not intended as a formal Property Price Index. It does not account for variations in property characteristics (e.g., size, condition, specific location features) or broader market trends.
  • Potential for Errors: The data may contain errors, such as typographical mistakes in addresses or prices, originating from the initial electronic filing with the Revenue Commissioners. The PSRA publishes the data as received.
  • Non-Market Prices: Some transactions (marked with ** on the official Register) do not represent the full market price for various reasons. Users should interpret these entries with caution.
  • VAT Exclusion (New Properties): For *new* properties, the price shown in the Register should exclude Value Added Tax (VAT), currently 13.5%. Prices for second-hand properties typically do not include VAT in the same way. Where a sale of a new property has been listed as price excluding VAT, we add on the 13.5% within the data we display on this site.
  • Limited Property Details: The PPR only includes the Date of Sale, Price, and Address. It explicitly excludes details like floor area, number of rooms, property condition, or the value of any included contents.
  • Mixed-Use Properties: If a property sold contains both residential and non-residential parts, the PPR only includes information relating to the residential portion.
  • Bulk Sales Ambiguity: The recording of sales involving multiple units for a single price depends on the original filing method and may appear as a single entry or multiple entries.
  • Date of Sale Definition: The 'Date of Sale' is the date entered by the filer as the date of the Deed transferring ownership, not necessarily the date the sale was agreed.
  • Data Timeliness: The Register is updated periodically. The data reflects transactions up to the "Register Last Updated" date shown on the official PPR website. It is not real-time market data.

Data Processing & Accuracy

Our data processing may involve cleaning, normalization, aggregation, and statistical analysis of the publicly available PPR data. While we take reasonable care to maintain data integrity during our processing, errors may occur. We do not guarantee the absolute accuracy or completeness of either the source data or the information presented on this website after processing.

Error Correction
